1. Dwelling Coverage (Coverage A — Extended Replacement Cost)
Dwelling coverage pays to rebuild your house, attached garage, and built-in systems if damaged by fire, smoke, windstorm, hail, weight of snow/ice, or sudden pipe bursts. Because lumber and labor costs spike after regional disasters, we add Extended Replacement Cost (125% to 150%+) so your rebuild limit stretches if construction costs surge.
Real-world example: If a chimney or kitchen fire totals a home insured for $550,000 and local contractor shortages push the actual rebuild cost to $640,000, a 25% Extended Replacement Cost endorsement covers the extra $90,000.
2. Other Structures (Coverage B — Detached Shops, Barns & Fencing)
Standard policies automatically include 10% of your Dwelling limit for detached structures on your property, and we can increase that limit whenever you have a large detached pole building, heated workshop, guest suite/ADU, barn, or perimeter fencing.
Real-world example: If heavy winter snow load or a windstorm collapses a 40x60 detached shop on your acreage, Coverage B pays to rebuild the structure to match.
3. Personal Property Replacement Cost (Coverage C — Your Belongings)
Covers your furniture, clothing, appliances, electronics, tools, and sporting gear against covered perils both at home and while traveling worldwide. We always write Personal Property on a Replacement Cost basis rather than Actual Cash Value so you aren't handed depreciated pennies for a 6-year-old couch or TV.
Real-world example: If a burst upstairs water supply line ruins your living room furniture, hardwood rugs, and electronics, Replacement Cost pays what it costs to buy new equivalents today.
4. Loss of Use / Additional Living Expense (Coverage D)
If a fire, smoke loss, or major water claim makes your home unlivable while contractors rebuild, Loss of Use pays for a comparable temporary rental home, hotel stays, pet boarding, and extra restaurant/laundry costs for up to 12 to 24 months.
Real-world example: While your home undergoes a seven-month rebuild after a fire, Coverage D pays the $3,200/month rent on a furnished house in your school district so your family stays settled.
5. Personal Liability & Guest Medical Payments (Coverages E & F)
Personal Liability protects your household's finances worldwide if a visitor is injured on your property, your dog bites someone, or you accidentally damage someone else's property. It pays legal defense costs and settlements up to $300,000 or $500,000 (and pairs seamlessly with a Personal Umbrella).
Real-world example: If a delivery driver or neighbor slips on your front steps and suffers a back injury, Guest Medical and Personal Liability handle the medical bills and legal defense.
6. Water Backup, Service Line & Equipment Breakdown Endorsements
Standard homeowners policies exclude water that backs up through sewers or sump pumps and underground utility lines from the street to your house. We add Water Backup & Sump Overflow, Underground Service Line ($10,000–$25,000), and Home Systems Breakdown for heat pumps and water heaters.
Real-world example: If tree roots crush your underground main water or sewer line between the street meter and your foundation, Service Line coverage pays for the trenching and pipe replacement.
