Same-Day Certificates of Insurance (COIs) for Commercial Clients

General contractors, project owners, commercial landlords, airport authorities, and equipment lenders won't let you step on a job site, sign a lease, or release a check without the right Certificate of Insurance in their inbox.

When our commercial, farm, and aviation clients call, text, or submit a COI request, our Ellensburg team strives to turn around standard ACORD Certificates of Insurance the same business day — and sends copies directly to both you and your Certificate Holder.

Additional Insured (AI / PNC / WOS) ACORD 25, 27 & 28 Certificates Independent Local Agency
What We Include on Your Certificate

Every certificate wording & endorsement explained in plain English

When a contract or lease hands you a two-page insurance exhibit, you don't have to decipher it alone. Send us the contract requirements and our team handles the rest.

1. Standard Certificate Holder (Proof of Active Insurance — ACORD 25)

A standard Certificate Holder listing proves to a general contractor, vendor, or municipality that your Commercial General Liability, Commercial Auto, Umbrella, or Workers' Comp policy is active and shows your current policy numbers, effective dates, and dollar limits.

Real-world example: When you onboard as an approved vendor with a local school district or property manager, we issue an ACORD 25 Certificate naming them as Certificate Holder and email it directly to their compliance desk.

2. Additional Insured — Ongoing & Completed Operations (CG 20 10 / CG 20 37)

Unlike a basic Certificate Holder, an Additional Insured (AI) endorsement extends your liability policy's defense and coverage to the General Contractor, project owner, or landlord for claims arising out of your work. Construction contracts frequently require both Ongoing Operations (while you're on site) and Completed Operations (after the job is finished).

Real-world example: If a GC's subcontract requires CG 20 10 and CG 20 37 Additional Insured forms before releasing your first draw check, we attach the matching policy endorsements right to your COI.

3. Primary & Non-Contributory Wording (PNC)

Primary & Non-Contributory wording guarantees that if a claim arises from your work on a project, your policy responds first ('Primary') without demanding that the General Contractor's or building owner's own insurance chip in ('Non-Contributory').

Real-world example: Most commercial GCs and municipal contracts require Primary & Non-Contributory wording alongside Additional Insured status.

4. Waiver of Subrogation (WOS — GL, Auto & Workers' Comp)

A Waiver of Subrogation prevents your insurance carrier from paying a covered claim and then suing your client, General Contractor, or landlord to recover the money. We issue both Blanket and Scheduled Waivers of Subrogation when required by written contract.

Real-world example: When you sign a commercial construction or master service agreement requiring a Waiver of Subrogation in favor of the project owner, we verify and document it on your certificate.

5. Equipment Loss Payee & Lender Evidence of Property (ACORD 27 / 28)

Financing a work truck, excavator, tractor, or aircraft — or closing a commercial real estate or home loan — requires an ACORD 27/28 Evidence of Property Insurance or Loss Payee endorsement naming your bank or finance company.

Real-world example: While you are sitting at the dealership or escrow table, a quick call or form submission to our Ellensburg office gets the lender binder emailed over so you can drive away or close on time.

6. WA L&I, State Contractor Registration & Grazing/Airport Lease Filings

Beyond job-site COIs, our team files state contractor registration certificates (such as Washington L&I, Oregon CCB, and Idaho contractor filings), BLM/DNR agricultural grazing lease certificates, and municipal airport hangar lease certificates.

Real-world example: When your state contractor license is up for renewal or you lease a new airport hangar, we send the required proof of insurance directly to the state agency or port authority.
How to Get Your COI the Fastest

What moves your premium

Include these four pieces of information with your request so our Ellensburg team can issue your certificate on the first pass.

1. 1. Exact Legal Name & Mailing Address of the Certificate Holder

Give us the full company or entity name (e.g., 'Cascade General Contractors LLC') and their physical or PO Box address exactly as it appears in your contract or lease.

2. 2. Project Name / Job Address or Equipment Serial/VIN Number

If the GC or lender needs a specific project name, job number, apartment unit, or tractor/truck VIN referenced in the Description of Operations box, include it in your notes.

3. 3. Required Endorsements (AI, Primary & Non-Contributory, Waiver of Subrogation)

Let us know if they need Certificate Holder proof only, or if your written contract requires Additional Insured, Primary & Non-Contributory, Waiver of Subrogation, or Loss Payee status.

4. 4. Who Should Receive the Completed PDF (Email Address)

Include the email address of your contact at the GC, property manager, or lender — we'll email the signed COI PDF to both you and them.
